Compensation: $60,000–$80,000 base (based on experience) + bonus + emergency response payRole Overview
We’re hiring a full-time Maintenance Technician to take ownership of day-to-day maintenance across a growing multifamily portfolio. You would be our first internal, full-time Maintenance Lead.
This is a problem-solver + systems builder role. You will:
Handle the majority of maintenance requests in-house
Diagnose issues correctly the first time
Reduce unnecessary vendor spend
Help us build a clean, repeatable maintenance operation
Core Responsibilities
Work Orders & Repairs
Complete basic maintenance requests across plumbing, electrical, carpentry, and general basic repairs
Communicate clearly with team on timing and resolution and support tenants in communicating ETA’s but don’t overshare diagnoses
Turns & Unit Readiness
Support unit turns (patching, painting, light rehab)
Identify scope early and prevent last-minute delays and deliver clean, rent-ready units
Preventative Maintenance
Execute recurring maintenance (filters, drains, seasonal checks, HVAC)
Identify risks and maintenance issues before they become major expenses
Vendor Coordination
Know when to DIY vs call a pro
Help at times with vendor management and coordination, though you will have teammates primarily scheduling, paying and managing vendors
System utilization + Teamwork
Eventually 95% of your day to day work should be completed through our Property Management System Phone Application to enable tracking, photos, and billing to clients
Comfortable using Email, Calendars, Phone Dispatch Applications and basic communications tools (Slack)
Ability to work via phone calls and message platform to collaborate with your team, receive tasks, ask questions and train your team mates on what you’re seeing
Key Requirements (Non-Negotiable)
Logistics & Availability
Lives within ~30 minutes of West Town and/or Pilsen
Has truck, van (ideal) or larger vehicle capable of transporting tools, ladder, and materials
Available for after-hours & weekend emergencies (for additional compensation)
Communication & Tools
English proficiency (conversational + written)
Smartphone capable of using apps for:
Work order, Scheduling, Photo documentation
Must-Have Skills
Basic plumbing (clogs, traps, fixture installs, leak diagnosis)
Working electrical knowledge (outlets, switches, breaker swaps, light fixtures)
General carpentry (drywall patching, door adjustments, hardware installs)
Ability to troubleshoot across systems (not just swap parts)
Required Safety Mindset
Respect for and working knowledge of smart maintenance safety techniques, including these basic examples:
Ladder safety
Proper use of goggles, pads and masks based on task
Glove usage and hazardous material handling
Safe handling of tools and cutting equipment
Safe lifting techniques
High-Value Skills (Drive Higher Pay)
You don’t need any of these, but having 1–3 materially increases starting compensation:
Trade Depth examples:
Light plumbing, HVAC, or flooring/drywall specialization
Ability to rod/unclog sewer lines and safely access drains
Install/replace:
Toilets, sinks, dishwashers
PEX plumbing
Water heaters
Basic HVAC troubleshooting and preventative maintenance
Finish Work
High-quality painting
Hardwood or LVP install/refinishing
Tile installation
Operational Experience working in similar orgs or managing others
Experience with a Chicago property management company
Former independent maintenance contractor with strong references
Ideal if you have managed a small team of 1-4 other people completing maintenance work
Additional helpful items:
Spanish fluency
Have your own tools (more is better, ensure you let us know during interview)
Trained in a specialized skillset prior (ex: journeyman hvac, electrician, plumbing)

Completion metrics/ jobs completed per week
Cost savings for clients
Work quality / tenant feedback
Growth path:
Field Lead Maintenance managing additional maintenance techs
Eventually (if desired) ‘Director of Maintenance’ leading a team of 3-4
