General

  • Two transparent options:

    • Resident Placement Only – 85 % of one month’s rent.

    • Full-Service Management – 6-8 % of monthly rent plus a $150 lease-renewal fee, with services that range from 24 / 7 maintenance coordination to detailed owner statements.

  • Yes – our in-house team can oversee renovations for 10 % of hard-cost expenses.

  • Applications run through RentButter for credit, background, anti-fraud document, and bank-verification checks, ensuring qualified tenants.

  • Absolutely. BCG partners with Dorazio Real Estate to provide deal analysis, rental-market studies, 1031-exchange support, and closing services.

  • We co-invest, keep management in-house, and target value-add multifamily assets that perform in any market cycle, prioritizing capital preservation and steady returns.

Property Owners & Investors

  • Each adult (18 +) submits an online application via RentButter HERE;. Please note that incomplete forms may delay processing.

  • We review income, employment stability, prior landlord references, and credit history. Guarantors may be accepted when needed.

  • No – we charge a non-refundable move-in fee instead of deposits.

  • Units are reserved only after a completed application and signed lease.

  • Pets are welcome in most units with an added pet fee and screening.

Prospective Residents

  • Log in to RentCafe’s Resident Services portal to submit payments and maintenance tickets 24/7.

  • The landlord covers normal wear-and-tear; residents pay for damage caused by neglect or misuse.

  • Yes, to protect personal belongings and liability; the landlord’s policy does not cover tenant property. If you do not have your own policy, BCG offers renters insurance as part of our Tenant Benefit Package. Contact us with questions or to enroll.

  • All BCG-managed buildings are 100 % smoke-free, including common areas.

  • A renewal option is emailed 60-90 days before your lease ends; simply sign the extension online to stay.

  • You remain responsible for rent until a qualified replacement is found, or you may pay two months’ rent to terminate immediately. Pre-move-in cancellations forfeit the move-in fee plus a $300 admin charge.

Current Residents

  • After your move-in fee and first month’s rent are paid and utilities are in your name, coordinate a rear-entrance move-in time with our team.

  • Yes – let us know your moving date and we’ll arrange access and any elevator reservations.

  • Vacate by 4 p.m. on lease-end day, remove all belongings, clean the unit, repaint if you altered colors, and leave all keys on the kitchen counter.

Move-In & Move-Out Logistics

  • Our in-house operations team coordinates repairs around the clock and communicates expected timelines after each ticket is received.

  • Yes – smoking is prohibited in units and common areas; most buildings allow pets with prior approval and fees.

Maintenance & Safety

  • Yes – submit a client through our simple online referral form and earn a payout once they sign and the property is leased. We handle management only, protecting your sales relationship.

  • We routinely partner with agents, lenders, and vendors who share our commitment to transparent service. Get in touch to discuss co-marketing or vendor opportunities.

Referral & Partnership

  • All members of the BCG team are either graduates of a U.S. service academy or veterans of the armed forces or military reserves, and we’re experts at leveraging VA loans for 2-4 unit properties. We also host the Chicago Veterans Real Estate Group community for networking and education.
